I was initially licensed to sell real estate in 2005, and was the #3 agent in North Carolina. I worked mainly with investors, but am currently ready to help you realize your dreams of home ownership, or to build your own portfolio of wealth!
In the property management role, I oversaw management operations for 150+ single family units and 400+ homes in multiple HOA situations. Supervise operational, administrative and field staff. Collected and disbursed funds per contract. Part of the business model was Investment Portfolio Management; As such I was responsible for balancing the portfolio by setting rents, budgeting collections and capital improvements, as well as ensuring the N.O.I Goals for each investor were met. During my tenure, I managed a sales team of 4, and oversaw sales of 14 million annually.
On a daily basis, I was responsible for: Resident retention, which includes preparing renewal offers based on current market conditions as well as budgeted N.O.I. I pre-approve Property receivables from vendors. Since joining this property in October, my collection efforts have reduced property delinquency from 18% to 1% consistently. Daily activities are including but not limited to: Delegation of maintenance request, filing, faxing, phone calls to tenants & vendors. When not occupied with managerial duties, I also market, show & lease apartment homes. As well as plan, facilitate and execute resident functions and Marketing Outreach projects.
